Q: "What type of deposit is required to move into a rental property?"A:Typically required a deposit equal to one month’s rent, but it depends on the owner of the property. In the more expensive homes, the security deposits often are 1 to 1 ½ months’ rent.

A: Yes, rental properties will require either no criminal background ever or no criminal record in the last 5-7 years.

Q: "Do I have to sign a 12 month lease?" A: Yes, in most cases.

Q: "Can I paint the place I rent?" A: property owners do allow people to paint their units as long as they get the color approved in writing. The resident understands that the walls have to be painted back to the original color upon move-out. No bright or very dark colors are allowed because it takes 3 to 4 coats to paint over it.

Q: "What happens if I am late with the rent?" A: Standard Policy is the rent is due on the 1st of the month and late on the 5th of the month at 5:00pm. Usually there is a late fee of $50 or 10% of monthly rental late fee.

Q: "What is the pet policy?" A: Some properties do allow pets with a pet fee deposit between $250 and one additional ones rent(one time only) required. Some owners do not allow any pets. The pet policy will be displayed in the lease.

Q: "How do I apply?" "Once we have received your application and proof of income it generally takes between 24-48 hours for approval."

Q: "How much does it cost to move in?" A: In order to move in it does require the first full months rent upfront along with security deposit and pet fee if applicable and a $100 lease fee. All move in money must be paid via certified funds (money order or cashiers check only).

Q: "How long does that application process take?" A: First you must view the home or condo before we can process you application. If you are looking to rent sight unseen we recommend having someone you trust view the home or condo for you. The first thing we require is your proof of income. Once that is verified we check your rental history. If those come back ok we proceed with the credit/criminal background. If we have all required documents and your current/previous landlords get back to us in a timely manner it’s possible to have the results as soon as the same day. But there are instances where if we are waiting on a pay-stub or rental verification it can take several days.
